Fernandes undeterred by Car Giant opposition

    I have seen plenty of posts supporting the view that we need a new ground to progress better over time, far less disputing that view. Doesn't necessarily mean that one is right, although would tend to suggest it. LR is totally unrecognisable to the place I first set foot in. Can't remember anybody complaining at the time, as it was turned into the most modern ground in the country. In fact people claim to be so impressed by those changes, that further changes seem to be looked at with contempt.

    Of course, I accept that some people are anti TF, particularly when looking at the supposed debt/financial situation. Personally, I think they are a little too concerned about it, but I could just as easily be wrong. What is for certain, is that no other owners have backed this club to anywhere near the amount of pound notes that the current lot have. And it must be remembered that it is their money they are at risk of losing. Zero chance of ever getting it back if their approach doesn't succeed.

      Everyone seems to be hedging their bets on a CPO against Cargiant… I'm afraid a lot of QPR fans on here have been mis-informed/guided by Fernandes (AGAIN) and his Tweets/PR Videos etc…

      Lets clear up a few things here…

      1) CPO - THIS WILL 11111100000000% NOT happen to Car giant - YOU'RE DREAMING IF YOU THINK THIS WILL HAPPEN!!!!
      This is because car giant are clever… They are willing developers of the land they own and are meeting the requirements set by the government for the regeneration. There is no legal way a CPO can be enforced. Also, it's not a bidding process if the government don't own the land! How can the government justify the costs of a CPO to give QPR preference on development? Because they want a stadium… trust me, they (Government) don't want a stadium that bad!

      2) Do does everyone know the potential costs of a CPO?? = MASSIVE
      You've got to buy the land, which everyone knows isn't cheap in London, then you've either got to liquidate the business (Which would cost HUNDREDS OF MILLIONS) or relocate the business (Have you been there?? ITS MASSIVE) and that would cost HUNDRED MILLIONS... IF this was a viable option who would pay for this??? QPR? Nope, Haven't got the money... the government, not a chance in hell! Going back to point 1, they are WILLING developers so it won't happen.

      BOTTOM LINE = A CPO WILL NEVER HAPPEN!

      3) Are car giant/mendes trying to play hard ball? Trying to up the price to then sell to Fernandes & CO???
      Well it doesn't look like it! Maybe Fernandes wanted to buy their land, but thats all dried up and by the sounds of things he didn't even make them an offer! Otherwise Fernandes would have stated an offer was made or we were in negotiations with mendes/car giant. (Again it looks like a situation poorly managed by Fernandes & CO)

      I think IF they were trying to up the price, then there would be a queue of Russian, Arab Royal Families, Properties developers, Sovereign Funds, etc… bidding to buy the land, IT WOULDN'T JUST BE QPR.

      3) Can car giant/mendes pull of a development that size... ON THEIR OWN???

      NOT IN A MONTH OF SUNDAYS, BUT...

      London & Regional 110% CAN.

      If you're not in the property/financial business it's highly likely you haven't heard of L&R. To confirm they build cities! Not convert houses into flats, they're MASSIVE!!! They're worth BILLIONS and develop BIG developments all over the world. SO I wouldn't under estimate Car Giant because Fernandes & co have successful businesses.

      Bottom Line / As I See it:

      I'm afraid you're kidding yourself if you think planning permission will be agreed, then car giant will be CPO'd and we'll have a new stadium in a few years...

      How I see it, is YES the MDC/GLA (Government) "Would like to see one (Stadium) in Old Oak" there is an argument that stadium led regeneration works, but that doesn't mean the government will fund one. The MDC/GLA will offer QPR the opportunity to develop another area of OOC (It is huge), but its whether the size of the area/amount of properties will make financial sense for Fernandes & Co to proceed with… The premier league money/Financial Fair Play fine etc may also have a big factor in this all… IF it doesn't make financial sense, where does that leave QPR… Time will tell

      I don't want to sound negative as I'd love to take my son to see a QPR game in a new stadium when he's old enough, but I also don't want to fed rubbish by Fernandes and Co.

              according to some on here ,there are only 2 developers wanting to enter into this multi billion pound project ,wait until the area gets the green light officially ,then you will see other plans and ideas coming into play
